Q

NOTE: Programming is a process of problem seeking, while design is problem solving.

A

NOTE: In the programming phase it should be emphasized that individual spaces are not designed during this phase; therefore, dimensions, configurations and proportions are deferred, as well, until the design phase.

Q

What is efficiency mean in the term of architectural buildings?

A

The ratio of net to gross area, referred to as efficiency, increases as the complexity and number of spaces decreases. In general, the efficiency of buildings range from 60-80%

Q

How do you calculate a buildings efficiency ratio?

A

The Net Area is divided by the gross area x 100. -The net area is the sum of all usable floor spaces measured to the inside faces of enclosing walls or to the lines of other space separations.; but it does not include circulation and general services. - the gross building area is the sum of all building areas and is measured to the exterior face of cols and shafts. Also measured to the exterior face of all perimeter walls. The Net AREA that is Divided by the gross area is then multiplied by 100. This will express the efficiency in a percentage.
