What is the purpose of Building Act 1984?

They provide guidance on how building regulations can be satisfied. Legal status is given by the Building Act 1984
There are 16 approved documents A-R
When do the regulations apply?
- erection and extension of a new building
- Material alteration,
- Installation of alteration of a controlled service or fitting.
What are the 3 types of Building Regulations Applications?
- Building Notice
- Full Plans
- Regularisation
What are the fines for none compliance?
- Prosecution and unlimited fines
- Enforcement notice to remove or alter the works

Difference between Local Authority and Approved Inspectors?
Approve Inspector work in the private sector as an alterative to LABC.
- They are registered with the Construction Industry Council
- An Approved inspector has to notify the project the LA with an initial notice. The LA will then assign the verification for building regulations.
LABC - Public sector who operates its own Building Control department. Both approved inspectors and LABC’s are held to the same building regulations standards.
Why would you use an Approved Inspector?
- Some councils may not be able to offer the same level of personal care
- Applications with the LABC can take longer to approve (up to 8 weeks)
- Commercially aware (save you money through value engineering)
