I found evidence of water ingress and cracks during my inspection of this property for the purpose of a valuation.

I had been informed by my client that property had previously been let out as a HMO and had been unused for a number of years.

I inspected with basic PPE including a mask, gloves, overalls and steel capped shoes.

I advised that a structural engineer investigated the structure of the building to ensure that the building was not damaged.

There was a mattress on the floor with some chattels on the basement floor.

I did ask the tenant about what I saw. They told me no one was living in the property.

I could had told them that they were not permitted to use the property for residential use. If there was someone living in the property this would had potential modern slavery concerns.

The landlord had a surveyor from their internal team investigate and inspect the property. They had to ensure their tenant complied with the law and there was no modern slavery present in the property they owned.
