Tell me about an example of when you had communicated effectively.
City and Southwark Retail Portfolio.
I was instructed by a landlord on rent reviews for a portfolio of shops across retail parades in the boroughs of the City of London and Southwark.
I uploaded information through a projects tracker using Microsoft Teams software. I uploaded rental valuation reports on here which the client could check. Upon checking my reports and confirmation I was instructed on negotiations.
I additionally communicated by monthly Microsoft Teams meeting to go over all of the properties for the Landlord and Tenant instruction.
Tell me about an example of when you had negotiated effectively.
633 Eastern Avenue.
I negotiated on behalf of the landlord against an unrepresented tenant in a rent review.
I recommended that the tenant used the RICS Find a Surveyor service to so they could be advised on the matter. They did not want to bear the cost of this.
I issued a rent review notice letter to the tenant. Upon exchange of initial emails and following a face to face meeting with the tenant they became unresponsive. Subsequent to obtaining my client’s consent I issued a Calderbank offer letter to the tenant who became responsive.
They made an increased offer to my client, which they found acceptable and we concluded negotation by signed rent review memorandum.

Collaborative.
I am aware of my clients objectives throughout negotiations.
Whilst communicating with the other party I gain an understanding of their objective. I try to ensure a win win situation for both parties so that they maintain a harmonious relationship.
Give me an example of when you had communicated using a complex written report.

I issed a rent review report to the landlord client. This addressed the hypothetical lease terms, measured and analysed areas, cited comparables and reported on a rental valuation figure. The property was under rented so I advised my client to issue a rent review notice letter to the tenant to begin negotiation.

Yes, I negotiated a rental increase for my client. The passing rent was £11,000 per annum and I negotiated rent at £20,000 per annum for the associated rent review.

It sped communications with the tenant and myself and reduced the cost of the negotiation. The Calderbank offer letter helped my client avoid the need for third party determination.

I sought written consent through email trail. It was essential to ensure that I provide a good quality and diligent service to my client. Acceptance by email to this offer is binding.
