Tell me about when you have used PPE on an inspection.
Regent’s University -
I inspected the property during the Covid-19 lockdown period. Upon inspection I did a lateral flow test. During my inspection I wore a mask and gloves. I used hand sanitiser before and after the inspection.
What would you do if you suspected asbestos existed on a site inspection?
I would carry out a dynamic risk assessment to reassess if it was safe to inspect the property. I would only inspect if it were safe.
I would recommend that my client either themselves or inform the duty holder to carry out an asbestos survey and report. The duty holder is either the owner or occupier (tenant with an FRI lease).
If an asbestos is found a management plan including asbestos register containing the location and condition of the asbestos should be included in the report.
Tell me about specific precautions you would take when inspecting a dilapidated property.
Wear appropriate PPE.
Includes a mask, gloves and steel capped boots.

I carried out a risk assessment assessment prior to the assessment. I was aware of government legislation guidance at the time of the inspection related to the lockdown

I diarised my inspection and recorded details including the location, time, client details.
Upon inspection I ensured that my phone was fully charged and I was contactable at all times. My colleagues had access to my contact details if they needed to reach me.

Eliminate - I could had been accompanied by someone else
Administrative controls - I carried out work in the daylight
Charlotte Road - could you have avoided lone working?
No. I carried out a risk assessment and determined that I could safely carry out an inspection of the site alone. I followed my companies Health and Safety Policy.
