A

Anywhere if constructed before 2000. Cement (roof, rainwater goods), fire protection, textured coatings, ceiling panels.

A

A protocol with dealing with risks – starts with eliminating the risk, then substituting the risk for something less risky, and ends with PPE.

A

The occupier/person in control of the building must maintain a record of any asbestos present and any changes.

What do the Occupier Liability Acts say?

A

1957 Act – duty of care to anyone who could be lawfully accessing the building. 1984 Act – duty of care extended to anyone, including trespassers. Take steps to ensure reasonably safe.

A

Lockdown, no site visits for a while (UNTIL WHEN?), face masks, social distancing, hand sanitiser, no physical documents.

A

Covid-19 risks, plus stripped out site. Had seen RAMS which included asbestos (built 1992).

Why were the other elements in the hierarchy of risk control discounted?

A

Elimination of risk = either no viewing or video tour (no client budget). Substitution of risk = taking in small groups rather than large viewing.

A

Full details in diary which colleagues can see. Charged mobile phone at all times.

Talk about the Regulatory Reform (Fire Safety) Order 2005.

A

Covers general fire safety relating to non-domestic property in England and Wales. Responsible person = employer/occupier. Regular risk assessments. Need for good record keeping (inc procedures).
