CONSTRUCTION TECHNOLOGY AND ENVIRONMENTAL SERVICES – Level 2 Flashcards
Colville Phase 2C: Were no other foundation types considered?
- Rosebank: Did you only consider one Architect?
Client instructed that they would be looking to appoint the build architect.
Client prepare scope; however, I assisted them by collating some of the other packages of record information they had not seen . Photographic records etc.
Brief i assisted with preparing for my client included exisiting scheme summary, and captured some of there requirements.
- What was the Rosebank building clad in before? How were the brick slips being applied?
Fully clad in a timber product called Thermowood
I was only involved during inital feasibility and tender for PCSA. However, I understand brick slips can be applied using adhesive or mechanically or both.
Explored if able to use exisiting helping hand brackets and rail system timber evelope. Insulated backing board with chanells with teh correct mortor joint spacing for the brick
Can you run me through what you’d consider typical elements of a substructure for a building of your choice.
Can you run me though two types of modern methods of construction that you are aware of and the potential benefits each of them can bring to a construction project?
Volumeteric/Modular construction
Pods
Controlled factory conditons - not impacted by weather
Less material waste

You have mentioned the RIBA Plan of Work in your summary, can you talk me through a couple of the changes from the 2013 to the 2020 version of the plan please?
Changes in some of the naming
more focus on BIM requirements and information exchanges
Aside from foundation design, can you talk me some of the possible implications you can think of in relation to possible adverse outcomes to pre-construction surveys? Archaeology – delays? GI/SI – services/diversions etc.? Ecology – delays due to nesting/reptile seasons or requirements for works such as reptile fences?
Westhorpe - Ecology bats TPO trees Japanese Knotweed Gasses in ground Asbestos
- L1 – Talk me though a few of the statutory and legislative standards in relation to construction technology that effect schemes you are working on. What effects have/may they have? Additional time and/or cost etc?
Building Regulations
British Standards - technical standards for products and services
Are you able to confirm the specification and classification of the combustible cladding installed originally?
Thermowood cladding - class d xtratherm PIR Phenolic board- class o
Can you talk me through the main advantages of a brick slip external wall system when compared to other external wall solutions for both new build projects and retrospective refurbishment works?
less storage required than traditional brick
quicker to install
less raw materials used to produce/ more sustainable
Can you talk me through the main disadvantages of a brick slip external wall system when compared to other external wall solutions for both new build projects and retrospective refurbishment works?
Skilled person to install
Easier to damage
Susceptable to defects if to bonded/fixed correctly
Talk me through your role and the input you provided at project design team meetings for Colville Phase 2C.
Gain better understanding of design to be able to prepare tender ER’s
Understand if on target with design programme to be able to review deleivery programme
Raise queries if design team steering away from clients brief
Allows me to discuss changes with the QS when updating the cost plan
Aware of VE
Include any project risks discussed on RR
Can you give me a couple of examples of different frame types you have experienced across the projects you have worked on and talk me through the reasons why these were the most appropriate solutions for those projects.
Most frames have been instu poured cast concrete slabs and coloums with either SFS lightweight steel or blockwork to form the external envelop. Aware other frames can be built from timber , steel
Can you give me a couple of examples of different foundation and frame types you have experienced across the projects you have worked on and talk me through the reasons why these were the most appropriate solutions for those projects.
Rosebank houses - traditional strip,
Colville - raft and piles (load and crossrail)
