Can you give me an example of where you used your knowledge of Construction Technology to assist in valuations?
Chelsea Barracks Building 8 - I valued the progress of screed differently to the Contractor. The Contractor used a different subcontractor to undertake the screed works in the bathrooms and meant that the progress was inconsistent to the rest of the apartments. This meant that when applying for 100% completion of screed, works had not been completed in the bathrooms and so I assessed at a lesser % complete.
On PWI can you tell me how you advised your Client?
I advised that by alternative the specification of Floor Finish from entirely accessible GRP floor panels to partially accessible in the Plantrooms, they could benefit from a saving of circa £150k.
How did you present the advice on PWI to the Client & how did they react to the advice?
In the form of an excel report showing the adds and omits. They were very happy with the saving and wanted it to be instructed into the Contract.
What are the different types of pile foundations?
1) End-Bearing
2) Friction piles
In what conditions would you use pile foundations?
1) Where the structure is heavy
2) where the underlying soil is weak
3) Areas where settlement issues are common
How do end bearing piles transfer the weight of the load into the building?
End Bearing - The bottom of the pile rests on a strong bed of rock or soil and transfers the load into the soil.
How do end friction piles transfer the weight of the load into the building?
Friction piles - The weight of the load is transferred through the side of the piles and into the soil surrounding the pile.
What are the different construction methods for piles?
1) Board
2) Driven
What is the difference between board and driven piles?
The difference is their point of manufacture.
2) Driven piles are made off-site under factory controlled conditions (driven to site)
3) Bored piles are cast on site
