  this is bc:
• large prop of Cf bc haymarket station = ppl pass by quickly = profit for food from train

  this is bc:
• lower land values = ppl can afford bigger homes
• middle-income occupants dont want to sepdn money on rents/mortgages in city
• suburb have less cars
