How do you determine a site inspection plan at the start of a project and what guidance would you use to assist you with this?
Building Control Performance Guide gives details on calculating number of visits needed and how regularly.
BR states commencement and completion are mandatory inspections. We inspect foundations, drainage, superstructure, roof, pre-plaster, completion, high risk areas.
How would you price a project at the start and how would your QA procedures affects this?
I would calculate the hours needed to complete the job. If I had experience with the builder I would look at previous projects and adjust based on quality and additional assistance needed.
How long should you keep records on a job?
- Building Control Performance Guide states 15 years. However information is stored electronically and could be stored indefinitely.
What information should your site records contain?
Client details, scope of works, time, date, weather, what I saw, photos, who was on site, what I requested
How do you achieve consistency in the office?
1 - communication 2- shared knowledge 3- training days

Hommerton - How did you determine how many inspections were needed on this project?
I inspect every stage, of every plot, plus one a week frequency. I determine based on quality and competence of builder whether they need additional inspections to cover our risk and prevent defects
What factors would affect number/frequency of visits?
Building Control Performance Guide - Every 28 days for active site, every 3 months for non-active sites to ensure legal control is maintained.
How would you report non-compliance issues to a client and what time frames would you need to consider for remediation?
Written report with photos, explaining what I advise as remedial works. Maximum 3 months to repair other will revert job to local authority.
How do you determine suitability of material used?
Check manufacturers testing certificate and compare to situation being used in. Check condition of material.
What is ISO?
International Standards Organisation - promote and issue global standards - voluntary
What is quality?
fit for purpose, high standard, get right first time
