A deed that conveys ownership from the grantor to the grantee without any expressions of warranty. Often used in a legal proceeding
Bargain and sale deed - also called grant deed
In Arizona, a deed that is used to transfer a title of real property to a beneficiary upon the death of the property owner to avoid the cost and delay of probate
Beneficiary deed
A written instrument transferring the grantors ownership of, or interest in, real property
Deed
A denial of a spouses interest in real property; signed only on or before the time of purchase
Disclaimer deed
A person receiving a grant of real property from the grantor
Grantee
A person transferring title to real property

A deed from the government (sovereign power) to a private individual
Patent deed – also called land Patent
A deed that grants any interest in property that the grantor may have
Quit claim deed
A deed by which the grantor covenants or guarantees the title from the time the grantor received it until it is conveyed to the grantee
Special warranty deed – also called limited warranty deed
A deed in which the grantor fully warrants good and clear title to the property and agrees to defend the premises against the law for claims of third parties
Warranty deed – also called general warranty deed
