What is the difference between passive and active fire protection?

A

Passive systems are ones which don’t need activating to slow down the spread of smoke or fire such as fire compartments. Active systems are ones which need to be activated such as fire detectors and sprinklers.

Can you talk me through the most recent changes to the Building Safety Act?

A

The Act applies to new or existing occupied buildings over 18m or 7 storeys which contain at least 2 residential units (high risk). The Act also clarifies who has responsibility for fire and building safety throughout a buildings life cycle and has created two new roles including the Building Safety regulator and Accountable Person.

What is the difference between a high-risk building and a relevant building?

A

A relevant building is at least 11m tall or 5 storeys and contains at least two dwellings. A high-risk building is over 18m tall or 7 storeys.

What is the role of the building safety regulator?

A

The Building Safety regulator is responsible for overseeing the safety and performance of all buildings. They are given powers to enforce the rules and act against those who break them. For high-risk buildings they will be able to implement more stringent rules, including how they designed, constructed and occupied.

A

Third party certification of the company/individaul by a UKAS accredited Certification Body. For example BAFE Fire Safety Register

What is the Regulatory Reform (Fire Safety) Order 2005?

A

It provides a framework regulating fire safety in all buildings other than individual private homes. It places a duty on the responsible person for a building to ensure a suitably qualified person completes a fire risk assessment which must be reviewed.
