What are the three pillars to sustainability
Economic - It’s about compliance, proper governance, and risk management.
Social -The social pillar ties to the concept of social license. A sustainable business should have the support and approval of its employees, stakeholders, and the community it operates in.
Environmental -The environmental pillar often gets the most attention. Many companies are focused on reducing their carbon footprints, packaging waste, water usage, and other damage to the environment.
What is the new legislation behind EPC ratings for commercial buildings?
As of 1st April 2023, all commercial buildings which are occupied must have an EPC of E and above.
What is MEES? and date?
Minimum Energy Efficiency Standards 2015
What are the rules on MEES up to 2030?
By 2027 commercial buildings have EPC of C
By 2030 B and above.
How long is an EPC valid for?
10 years
EPC requirements?
Required for all commercial buildings over 50 sq m.
When it is newly built sold or let on a term longer than 6 months
When it has been newly refurbished
Also required for sub-letting and assignments.
What are the exemptions from MEES requirements?
If building does not need EPC (place of worship)
WHere tenancy is less than 6 months
Where tenancy is more than 99 years
When it can be proved that the improvements would devalue a property by more than 5%.
Penalties for EPC non compliance?
Resi - £200
Commercial - max penalty is equal to 12.5% of the RV of the building
Impact ESG is having on Investment market?
1 - Sustainable funds
2 - Investors are seeking sustainable buildings with good EPC’ s
3 - Funds are investing in the improvements of buildings
4 - ESG is at the forefront of investors mind with the regulations in the future. So building without good EPC ratings will require investment.
How can a building be made more sustainable?
Use of renewable materials such as solar, wind, biomass and heat pumps to achieve low emissions
Use of natural light
energy management and monitoring systems

promote use of IT communications to reduce travel for business
