What is IPMS and talk me through each?

A

International Property Measurement Standards

IMPS 1,2,3 for office and resi.

Office - IMPS 3 is for NIA.
IMPS 1 - includes external walls usually for build costing (GEA)
IMPS 2 - used for all areas for direct use (GIA)
IMPS 3 - valuation and agency for internal uses like NIA.

How do you calibrate your laser?

A

These are calibrated every 6 months by our building surveyors.
Two points in the office where they measure to 2m and 20m.
Not within my line of work.

Difference between NIA and IMPS 3

A

IMPS: measure to internal dominant face
include columns
include areas under 1.5m
On floors with multiple occupiers the measurement is taken to the midpoint of the partition wall.

A

No. Only for offices and residential. However, I am aware of the new IPMS all building introduced this year, but not effective.

Talk me through the measurement you carried out on your industrial unit?

A
  • calculated the site area prior to measuring the property.
  • took a trundle wheel to measure the external because I couldnt see the full extent on promap.
  • measured the unit to GIA.
  • i calibrated the disto prior to inspection.
  • measured the eaves height to be 6.1m
  • dimensions of the loading door was 3 x 3.5 m.

A

There was only one loading bay, but it wasnt a loading bay. door was 2.5 x 3m.

Talk me through the measurement of your office in Richmond

A
  • client requested NIA measurements to be reported as well.
  • I always report on a dual basis.
  • measured to IMPS 3 and NIA.
  • printed plans which didn’t match the property and I therefore drew plans to match the property.
  • I advised the client that the plans didnt match and we provided our measurements to the client.

When might you not zone a retail shop?

A

Not used on all retail pitches – so you would consider not zoning a unit on a retail pitch in a small town. In order to establish whether it’s suitable to zone in that area you would contact agents to see if comps are on zoning basis or sq ft
