A

1 - arrange inspection date
2- ask if PPE was required
3 - print plans
4 - looked at rents and yields in the area prior to inspection
5 - carried out an internal and external inspection
6- looked at the local area: contamination, location, evidence
7 - made note of the current condition, occupational details and spec
8 - Made a note of the dame to the top floor. Caused by penetrating damp.
9 - included in the report, didnt look structural but advised that a specialist reviews the leak to see if it damaged the structure.

8 - Made a note of the dame to the top floor. Caused by condensation, lack of ventilation.
9 - wasn’t significant but recommended the ventilation was improved.

8 - no asbestos after checking the asbestos register
9 - cracking in between the bricks to the cement. Didnt look structural.
10 - Advised a structural engineers looks at it. Valuation may need to be reviewed if it was structural.

A

Cracking in the morter between the bricks.

Heave is the uplift in the ground beneath the building usually caused by tree removal and moisture build up in soil.
