What are MEES?

A

Minimum energy efficiency standards.
Came into affect 2018. now require both commercial and residential properties that are to be let to meet the minimum requirement of a at least an E.

How does exemption of MEES work?

A
  1. listed building status
  2. Churches
  3. High Cost exemptions- lowest improvement costs more than £3,500
  4. agricultural buildings, silos, not used by people etc…

Upcoming changes to MEEs

A

conciliation currently happening as to whether the minimum requirement will change to a C for 2025 and if all existing tenancies will need to meet minimum requirement by 2028

How do MEEs/EPCs affect your work?

A

in valuations if a property does not meet the minimum requirement we report this to the bank and make an allowance for the capital expenditure needed to bring the property up to the minimum requirement.

Or when property is listed we assume it is exempt but are in no position to confirm so we recommend an expert is appointed to review
