important part of of the due diligence stage of surveying. in case of disrepair/ breach of tenancy
Valuation its important to understand the property properly for detailed report writing

What sets out the extent of an inspection?
The terms of engagement.- Extent will vary according to purpose.
What are the different methods of inspection?
- prelims (desk based)
- external inspection- (comps, drive by, local area)
- internal inspection
For valuation i tend to do all for the majority of inspections starting prelim, external then internal
How do you approach an inspection?
- establish purpose of inspection
- extent from TOES
- desktop investigations- area, travel , risk,
- arrange access
- inspection locality
- inspect externally
- inspect internally
Take photos and notes throughout and ensure you keep a copy within HUB.
Tell me about a time you have advised your client following an inspection?
Asbestos- in corrugated roof within a west bromwich industrial building constructed to 2000. with no asbestos management plan. I recommended a management plan is in place.
or
building defects in Kidderminster- mixed use building within external defects, appeared like movement had occurred. I recommended a building survey was completed before building was considered suitable.
What tools/equipment could you need on inspection?
- laser
- note pad and pen

How do you stay safe inspecting alone?
VW lone working policy
includes ensuring diary is up to date with location, contact details of who you are meeting.
we have a buddy policy and call someone prior and after inspection to check safety.
How did covid influence your inspections?
I read covid guidance note.
I ensure i used common sense, tested prior to inspecitons, used correct ppe and minimised contact and followed government guidance.
what is the Control of Asbestos Regulations 2012?
hazardous material can be fatal.
landlords/occupiers have a duty to manage it- commercial property must have a management plan.
what are some common contamination issues on inspection?
Japanese knotweed- (common around railway) has shovel shaped leaves and purple flecks
environmental reports where necessary (industrial site history)
I usually recommend specialist guidance when in doubt

- fire safety
- equality act 2000
- EPCs
- asbestos
What is a deleterious material?
something that breaks down over time
What is a hazerdous material?
something that has the potential to cause harm
What does japanese knotweed look like?
Spade shaped time, small purple shoots and rapid rate of growth
what can you tell me about R22 air conditioner unit?
R22 air conditioners are banned since 2015 as they are hazardous.
how can you tell if a wall has a cavity in it?
You can see sometimes or can measure it
What sort of location research are you looking at and how does it impact your inspection?
Comparables - can go see nearby properties
potential risk - which affects PPE/ hazard prevention
planning portal which could improve efficiency
What issues does asbestos cause (on inspection and in general)?
respiratory issues if breathed in.
All properties need asbestos management plans/ removal to be occupied
How does Japanese Knotweed impact a property?
It spreads rapidly and because of this rapacious growth, it has been known to cause damage to building structures and substructures by targeting weak points, such as cracks in masonry, and attempting to grow through them.
What are some of the notable aspects of the ex-care home at Handsworth Wood that were relevant to your exercise?
I had to come to Market value as it was now so mostly condition/description to anaylse on a comparable basis.
Also to understand if the conversion costs provided by the customer seemed realistic or not.
What grade was the Smethwick industrial building?
I don’t tend to advise on grades but I could descibe it for you, a steel portal frame 1980s industrial building with part brick part steel sheet elevations under a corrugated roof.
