What is the guidance for inspection provided by the RICS?
RICS professional statement - Property measurement second edition. Currently for office and residential.
Code of measurement 6th edition for Industrial and development.
What tools would you use for measurement?
Laser, promap, tape measure
how accurate does measurement have to be?
+ or - 2% (most the time useing 1:100 scale plan)
what is included in Code of measuring practice 6th edition?
NIA- shops / convenience stores
GIA- industrial, large supermarkets
GEA- planning, council tax, reinstatment.
What is net internal area?
Measurements to internal face of external walls with some exclusions-
Including:
kitchens , lift lobbies, fire corridors and including areas within demount able portioning walls
Excluding:
toilets, plant and lift rooms, cleaners/service cupboards, heater systems, areas under 1.5 m, unuseable areas under 0.25m
you measure to glass for full height glazing.
what is gross internal area
measure internal faces of external area- includes everything, collumns, lift wells, mezzanine
what is Gross external area-
area outside of building.
What is eaves height?
Where roof meets wall. usually 8m is market norm.
What are the IPMS basis-
IPMS 1 2 and 3
1- like GEA
2 like GIA
3 is like NIA
what is IPMS3? how does it compare to NIA
IPMS measures occupation, included columns, limited use area (height under 1.5m), internal dominant face (when over 50% height)
Balconies and outdoor space (stated desperately)
IPMS3 has A, b and C
A= exclusive occupation / GEA
B=similar to GIA
C= similar to EFA- internal measurement excluding internal walls
Is IPMS Mandatory-
yes and no.
RICS says reporting it is mandatory for office and residential and should tell the benefits of using IPMS to clients.
However it is understood to be not suitable in all circumstances in which case a reason for not using must be documented
Tell me what you know about IPMS?
It’s the international property measurement standards.
It’s the newest measurement standards adopted by the RICS. Currently only applies to office and residential. And there is IPMS1 2 and 3 (AB and C).

you state you measured the office building in Wellingborough on an IPMS3 basis and you measured the areas with a head height of less than 1.5m separately, did you include them within your IPMS3 calculation and if so, under what description?
