WITHOUT a Predefined Scope of Architect’s Services
Synopsis
B203 is intended to use where the Architect provides the Owner with services to assist in site selection for a project. Under this scope, the Architect’s services may include:
- analysis of the Owner’s program and alternative sites
- site utilization studies
- other analysis such as planning and zoning requirements, site context, historic resources, utilities, environmental impact, and parking and circulation.
May be used in 2 ways
1) incorporated into the Owner/Architect agreement as the architect’s SOLE scope of services
2) attached to G802 : Amendment to the Professional Services Agreement to modify an existing O/A agreement.

Regulatory Approval Process
3 Steps:
1 ) ENTITLEMENT Phase ( Site Design / Schematic Design / Design Development Phase )
- Submit drawings to the local Planning Department
- the local PD will Review for compliance with
a. Environmental Regulations
b. Zoning Code ad local Ordinance
c. Local Coastal Program ( if in a coastal zone )
d. any Specific Plan Areas
- architect Attend any Design Review Board / Architectural Review Board meetings
2 ) BUILDING & SAFETY PLAN CHECK and other LOCAL AGENCIES ( Construction Document Phase )
3 ) Obtain BUILDING PERMIT
