ENTITILEMENT PHASE
A
( Site Design / Schematic Design / Design Development Phase )
- Submit drawings to the local Planning Department
- the local PD will Review for compliance with
a. Environmental Regulations
b. Zoning Code ad local Ordinance
c. Local Coastal Program ( if in a coastal zone )
d. any Specific Plan Areas - architect Attend any Design Review Board / Architectural Review Board meetings
Submit drawings to other regulatory agencies as required such as state and regional agencies.

BUILDING and SAFETY PLAN CHECK and other LOCAL AGENCIES
A
( Construction Document Phase )
- Architect produce a set of contract documents including architectural , structural, mechanical, electrical, and other required consultant drawings for submission to the local agencies ( Planning, Building and Safety, Transportation, Department of Public Works, Fire Department, Police Department )
- Steps include:
- Meet with a Plan Checker at the City to walk them through the project
- Submit drawings to the local Building Department and other local agencies
- Agencies will review for compliance with local Building Codes, Energy, Seismic or Fire Codes
- Architect will
- > receive comments back from the various agencies in the form of our marked up drawings and checklists
- > distribute comments to project team including consultants
- > address any comments or concerns
- > revise drawings and resubmit until all concerns have been addressed and approved

Obtain BUILDING PERMIT
A
Can only be obtained after ALL agencies signed off on the project
- Owner can obtain
- The general contractor can obtain and will need to show General Contractor’s license and proof of workers compensation insurance
- Architect does not typically obtain the Building permit. Architects get drawings “ Permit Ready” or “Ready to Issue” when all the plan check corrections have been addressed and approvals obtained. We usually hand the drawings to the Owner or Contractor to “ pull the Building Permit”.
