What is IPMS 1 and what is it used for?

A

A universal standard that measures to the outer perimeter of the external wall at each floor level.

It is used for planning and cost purposes.

What does IPMS 1 include / exclude?

A
  1. Includes everything within main envelope of the building, including thickness of perimeter walls. Balconies and roof top terraces are included but stated separately.
  2. It excludes open external stairways, external ground floor areas, open light wells or upper level voids of an atrium.

A

It is the sum of areas at each floor measured to the internal dominant face and reported on a component by component basis.

It is used for agency and valuation purposes.

A

The tolerances table is included at Appendix A in RICS Property Measurement, 2018.

For my area of practice (agency and valuation), an accuracy of 25mm +/- is required.
