What asset classes have the RICS adopted IPMS for?
Residential and Offices.
What other IPMS Standards have been released?
Industrial and Retail
What is IPMS 1 and what is it used for?
A universal standard that measures to the outer perimeter of the external wall at each floor level.
It is used for planning and cost purposes.
What does IPMS 1 include / exclude?
- Includes everything within main envelope of the building, including thickness of perimeter walls. Balconies and roof top terraces are included but stated separately.
- It excludes open external stairways, external ground floor areas, open light wells or upper level voids of an atrium.
What is IPMS 2 - Offices and when is it used?
It is the sum of areas at each floor measured to the internal dominant face and reported on a component by component basis.
It is used for agency and valuation purposes.
How does IPMS 2 differ to GIA?
It is measured to the internal dominant face and includes balconies and roof top terraces, although they are stated separately.
What is the internal dominant face?
The surface that comprises more than 50% of each vertical plane.
What is the aim of RICS Property Measurement, 2018?
To ensure there is a consistent method in property measurement on a global basis
How accurate do measurements have to be?
The tolerances table is included at Appendix A in RICS Property Measurement, 2018.
For my area of practice (agency and valuation), an accuracy of 25mm +/- is required.
What are RICS members encouraged to do until IPMS becomes embedded into market practice?
Report on a dual basis.
What is IPMS 3A - Residential?
Sum of areas on an exclusive basis measured to the outer face of the external walls, including internal walls, columns and external walls
What is IPMS 3B - Residential?
Measurement of the area in exclusive occupation, including internal walls, columns and measured to the IDF
What is IPMS 3C - Residential?
Measurement of the area in exclusive occupation, excluding walls, columns and measured to the IDF.
