What is the RICS Code of Measuring Practice used for?
Assets where the RICS have yet to adopt IPMS, so retail, leisure and industrial.
What is Gross Internal Area and what is it used for?
The space within the internal envelope of the building.
It is used for industrial, warehouse and supermarkets for agency, valuation, rating and cost estimation purposes.
What does Gross Internal Area include / exclude?
Includes
1. Everything within main envelope of the building, including loading bays, mezzanines, internal walls and columns.
Excludes
- Perimeter wall thickness
- Voids under structural or stepped floors
- External balconies
- Fire escapes.
What is Gross External Area and what is it used for?
The sum of areas measured at each floor level to the outer face of the external wall.
It is used for planning, council tax and cost purposes.
What does Gross External Area include / exclude?
It includes everything within main envelope of the building, including perimeter wall thickness.
It excludes external balconies, voids under floors, parking areas and roof terraces.
What is clear height?
Distance from the floor to the lowest structural point of the roof.
What is external eaves height?
The distance from the floor to the point where the external wall meets the underside of the roof
What is internal eaves height?
Distance from the floor to the underside of the roof covering or purlin.
What is the building line?
The line which coincides with or within the property line, which is legally accessible. i.e. presumed boundary.
What is gross frontage?
The measurement in a straight line across the front of the external walls of the buidling
When measuring shops, what specific factors do you need to consider?
- The shop frontage
- The shop depth
- Recessed areas created by the shop frontage (included in NIA)
- Whether the property has a return frontage
What is built depth?
The measurement from the external face of the front to rear walls.
