The internal face of the perimeter walls.
How did you establish the thickness of the internal partition wall?
I measured at a door opening but excluded the door casing / frame and then then cross checked this with construction plans my client had.
What is IPMS 3 - Offices?
The sum of areas available in exclusive use measured to the internal dominant face and excluding standard facilities measured at each floor level.

What is the difference between IPMS 3 Offices and NIA?
IPMS 3A is measured to the internal dominant face and includes internal walls, columns and areas such as balconies and room top terraces (although they are stated separately).
What are the 7 principles of RICS Property Measurement, 2018?
- Advise clients of the benefits of IPMS
- Document the reason for not using IPMS
- Date for measurements undertaken
- State measuring methodology
- Provide reference for the scale of a plan used
- State the conversion factor from metric / imperial rounding.

How accurate do measurements have to be?
The tolerances table is included at Appendix A in RICS Property Measurement, 2018.
For my area of practice (agency and valuation), an accuracy of 25mm +/- is required.
