What is Net Internal Area?
The useable area excluding standard facilities
What does Net Internal Area include / exclude?
Includes
- Useable area
- Kitchens
- Built in cupboards
- Notional lift lobbies
- Areas occupied by demountable partition.
Excludes
- Standard facilities and shared circulation areas
- Columns
- Areas with less than 1.5m headroom
When measuring shops, what specific factors do you need to consider?
- Shop width / frontage
- Shop depth
- Whether it has a return frontage
What is net frontage?
The overall frontage in a straight line measured between the internal face of the external walls.
What is return frontage?
Where the property is located on the corner and the front and side elevations has an element of glazing.
What is shop width?
The internal width of the shop measured between the internal face of the external walls.
What is shop depth?
Measurement from the display window to the rear of the retail area.
Are you aware of any changes to measurement to retail premises?
Yes the retail version of IPMS has been released, although it hasn’t been adopted by the RICS yet.
How does IPMS deal with retail?
IPMS has introduced 3 sub categories for measuring retail premises.
IPMS 3A - The area available on an exclusive basis including external walls, internal walls and columns
IPMS 3B - The area available on an exclusive basis including internal walls and columns
IPMS 3C - The area available on an exclusive basis excluding internal walls and columns.
