A

why did you use minor works for demolition works and why was it separate contract?

A

The JCT Minor Works Building Contract is designed for smaller, basic construction projects where the work is of a simple nature which demolition was and there was no design needed. less than 500k. Scope as per contract particulars. we had 2 contracts due to main contract t&c’s were not agreed on. So to meet programme we had to issue a mw contract.

what is sectional completion?

A

Sectional completion refers to a provision within the contract which allows different completion dates to be set for different sections of the works. Common on larger projects where completing the works in sections allows the client to take possession of the completed parts whilst construction continues on others.

A

Due to PCSA stage being so quick we had to finalise a lot of the final orders on stage three drawings which were not very detailed in terms of elevation perceptions. Now detailed design has come through it was raised as a VO.

A

Within our contract subcontractors are fined a define sum within the scope of works. So for our contract it was £7K. SC needs to actively work with the local authority to source local labour. This could be an apprentice/work experience.

why mend relations

A

Mend relations due to the local community not being in favour of the two new blocks being built. So in order to mend this we did a lot of social value for the community- we did new flooring for local community/sourcing local labour/school visits.

how did external stakeholders influence design and delivery of scheme

A

Due to planning we had to make the windows the same finish as the school across the road which was white this impacted design. We had deliveries only being made after 9am when children were in school which impacted delivery of each trade. Design of community hall was contributed to by the local community i.e paint/flooring.

A

works would be valued in accordance with agreed rate contained within contract. if identified within tender docs prior to contract being agreed then rate could be amended in accordance with tendering rules in place. but otherwise both parties would have to stand by that rate.

A

i would check to see if it were included as part of tender docs and contract sum. if not then responsiblity would lie with employer. providing works are still required by employer it would be treated as a variation to the contract.

A

obtain drawings with existing levels and proposed levels/ divide area of excavation into grid to establish average existing and proposed level. this gives me an area of where theres cut and fill needed.

A

yes providing there is no backfilling required and assuming form of contract and method of measurement doesn’t allow for bulking, shrinkage or waste

A

if it could be broken down easily into the parts that are in accordance with method of measurement, i would use this as the basis for measurement. or i would include it as a detailed description with a section to include prov sum.

A

ground water is measured under sectio 5 for excavating and filling. measured on itemised basis with the original below ground level being stated to whether water is polluted. if post contract water level differs from precontract level measurements must be taken and revised accordingly.

A

this is found on the data sheets for the flooring. The Pendulum test is the British standard method of measuring slip resistance. known as a swing test it is swung across the floor type to measure slip resistance.
