Assuming you were successful in getting chartered, how would you deal with a situation where a friend asks you for
some QS advice?
I wouldn’t give any advice or provide any advice unless I have my own pi. Recommend someone else that is capable of giving this advice.
What steps should be taken if there is a conflict of two Clients represented by the same firm?
As per the professional standard will usually be to seek Informed Consent before proceeding with the new aspect that would cause the Conflict of Interest.
What are the main elements included in a fee proposal?
fee proposal- scope of services and time element and material/labour
What is the Client approached you and stated that he would award you the project if you could provide them with
a discount?
no discount only way to reduce fees is if there was a change in sow. I have provided a Value management within the fee if this is not required the fees could be adjusted accordingly.
Tell me what you know about the RICS?
The Royal Institution of Chartered Surveyors was created in 1868 and received a royal charter in 1881. Qualified RICS members are recognized by designations such as FRICS for fellow, MRICS for member, and AssocRICS for associate. An institution, founded in 1868 and given a Royal Charter in 1881, that aims to provide education and training for surveyors and to define and control their professional conduct.

What would you do if you have a conflict between your company’s ethical standards and the RICS ethical
standards?
guidance is whichever is the highest ethical test, refer back to the decision tree.

=Last week upon closing final account for one of my subcontractors they offered to take me for dinner however, I declined due to it being unethical and against RICS rule of conduct.

=we recently onboarded a new SC so I conducted credit checks and due diligence and asked for insurances to see if they were capable of carrying out the works.

Members and firms must provide good-quality and diligent service. We conduct monthly in depth project reviews with the client where we spoke about Perfect delivery and any concerns they had.

=we often celebrate different cultural events such as eid/vasakhi and through this we educate people on site the meaning behind this.

=SC submitted an overflated variaiton quote compared to his original rate. so I conducted a thorough review and made them resubmit a fair price to the client.

I look at the RICS ethics decision tree i.e is it legal, is it in line with RICS roc, do I have sufficient information and consulted with other personnel.
