Tell me more about the different measuring rules under IPMS
Currently the classes covered by IPMS are;
Residential
Offices
Retail and
Industrial
Each class of building has its own unique set of rules which divides floor areas into;
IPMS1 equivalent to Gross external floor area (Code of measurement practice)
IPMS2 equivalent to Gross internal floor area (Code of measurement practice)
IPMS3equivalent to Net floor area (Code of measurement practice)
What is the difference between Code of measuring practice and IMPS
Unlike the Code of Measurement Practice – IPMS contains separate measurement rules for different classes of buildings.
What is the the difference in GEA and IMPS1
The only difference between these two is the reporting of covered galleries and balconies.
What is the the difference in GIA and IMPS2
Perimeter measurements are taken to the Internal Dominant Face
Covered galleries and balconies are included in the measurement and reported
Areas can also be detailed on a component by component basis
What is the the difference in NIA and IMPS3
Perimeter measurements are taken to the Internal Dominant Face
· Columns are included within the measurement
· On floors with multiple occupants the area is taken to the midpoint of the partition wall between tenancies
· Covered galleries and balconies that are for exclusive use of one tenant are included
· Standard building facilities (i.e. corridors, toilets, lifts stairs etc.) are excluded
· There are no inclusions/exclusions like those contained in the CoMP. Limited Use Area should be used to detail certain areas that are incapable of occupation (e.g. height restriction, areas occupied by heaters, columns, internal structural walls etc.
What are the documents in NRMS what are they used for?
NRM 1 - Order of cost estimating and cost planning for capital building works
NRM2 - Detailed measurement for building works
NRM 3- Order of cost estimating and cost planning for building maintenance works
On Haling Park Road what did you do when you discovered the contractor had over claimed on its internal doors
I adjusted the valuation on my valuation assessment and provide a comment on why I have adjusted this, I then issued this to the contractor for agreement.
On Meadowcroft - what are the categories you used when preparing you pricing document.
1.0 - Facilitating Works
2.0 - Substructure
3.0 - Substructure
4.0 - Superstructure
5.0 - Internal Finishes
6.0- FF&E
7.0 - Services
8.0 - External Works
On Victoria Place how did you go about pricing the structural strengthening works
I spoke to the engineers to identity the indicative scope required for the works and obtained indication sizes on members required. I then covered the sizes to a tonnage factor using a online calculation document published by the British steel. As there where no detailed design on the connection required I applied a percentage against total cost. I also an allowance for fire protection base on the total tonnages.
I then applied the prelims based on the programme for the works along with an additional plant hire for the works.
On Brahbam, what would you advised the client if you do not agree with the contractor final account?
Isolate item you don’t agreement/
Set up a meeting and reason on why you don’t areas on this.
Listen to the contractor’s justification and come to an agreement.
On Meadowcroft - Why did you advise that helical piles was the most cost effective solution
Heclical piles are easier to installed compared to concrete piling solution it all does not required a piling rig there there will be no cost of hiring machine on site.
Because if the construction nature it will reduced installation cost.
Why did you advise on the bill of approximate quantities
It puts the onerious on the contractor to get the quantities correct which de-risks the client. Furthermore, rated provided by the contractor can be used to assess variation further down the line.
