What are a landlords responsibilities
Give the tenant their name and address

What are a Tenants responsibilities
Must occupy as their main home
Pay their rent on time in full
Do not damage the property, fixture or fittings
Not make alterations without consent
Give the landlord written notice before leaving

What records should be kept?
Records of compliance ie EICR tests
Record of the lease
Record of the tenancy deposit
Record of tenant details
Record of meetings with tenants
What is property maintenance?
Ensuring the property is regularly serviced to avoid dilapidations. For example, painting windows
What are property repairs?
Repairs are to remedy breakages, for example a heater might be broken and needing repaired
What are renewals?
Renewing components of the property for example installing a new kitchen to replace outdated current one
What are examples of property management decisions you have made?
I have decided a property required a new kitchen
I have decided to replace a stove which was beyond repair
Examples of repairs/replacements
I have recommended a new flat roof at Sherramore due to continuous leaks
I have advised replacement of leaking windows
How do you instruct a contractor?
Instructing a contractor should be done in writing
The original quote should be included
Any relevant previous communication should be included ie assurances on the work
They should be approved contractors
They should provide their qualifications
They should provide copies of their insurance
Any CDM documents should be included where applicable
What is CDM?
Construction and Design Management comes under the Construction (Design & Management) Regulations 2015.
CDM governs the way construction projects of all sizes and types are planned in the UK.
When does CDM apply?
Simple projects ie one contractor doing small repairs
Complex - larger repairs where more than one contractor is engaged
If work is to last more than 500 days or 300 days with 20+ contractors HSE may need to be informed
