A

Negotiated select team approach: a contractor is selected early in the design process. Certain contract terms are made at the start and finalized when CDs are complete.

Cost Plus Fixed Fee: Contractor is selected at the completion of the CDs, but scope of construction is still unpredictable

CMa METHODS FOR EST. COST

A
  1. Fixed Price Method (lump sum, stip price) / contractor gives owener set price for completing the project, owner not responsible for overrruns.
  2. Cost-plus-fee w/ GMP: owner pays actual cost of construction plus a fee and CM guarantees a max price. If completed for less, client recieves the savings.
  3. Cost-plus fee w/o GMP
