Proforma
Document used by owner/developer that lists all of the costs and fees for the project balanced against expected earned income and expenditures.
Quantity take-off
A measurement of a material for estimating purposes. A different way of quantifying a material in a take-off is used for every material. For example, concrete is measured in cubic yards, floor tile is measured in square feet, and earthwork is measured in cubic yards.
What are the five types of project costs?
- Direct costs: Those costs directly linked to performing work on the project, such as the hiring of specialized contractors, purchasing of software, and commissioning the building.
- Indirect costs: Costs not specifically linked to the project, such as the cost of doing business (e.g., paying overhead costs such as heating and lighting in your office).
- Fixed costs: Any costs that are a one-time expense.
- Variable costs: Costs that change with the duration of your project, such as salaries.
- Sunk costs: Costs that have already been incurred and should not have any determining factor on the future project.

Formwork. To reduce the cost of formwork, the architect can design cast-in-place elements to be uniform in size, shape, and thickness so the formwork can be reused during construction.
