Where can MMCD be used?
Used for:
- Municipal works
- Unit price contracts
- BC legal environment
Not used for:
- Lump sum / negotiated contracts
- Structural works
- Hazardous material cleanup
What are benefits of standardization?
- minimize confusion
- maximize understanding of obligations
- enable regular updating
- reduce construction and administration cost
Why is the MMCD a unit price contract?
- Appropriate for less defined work
ex. unknown conditions and difficult quantity determination
What is the difference between change and extra?
Change
- mandatory for owner/contractor
- change order must be issued
Extra work
- optional for owner/contractor
- if awarded to contractor -> change order must be issued
- owner can deal with others
What does owner specific modifications contain?
- Special tendering instruction
- Supplementary GC/spec/standard detail
What does project specific modifications contain?
- ITT
- Special tendering instruction
- Supplementary condition/spec.
- Contract dwg
- Tendering submission document
Who are the players? What are their roles?
Owner
- owns the site/risk
- arrange for design/finance
- select contractor
Contractor
- awarded contract based on tender
Contract Administrator
- mandatory
- authorize payment
- give instruction
Superintendent
- not mandatory, but must be the person listed in tender
- = contractor on site
Subcontractor
- all direction from superintendent
What is the function of superintendent?
- Responsible for site safety/ constrction method
- Provide/update schedule
- Keep contractor’s record on claim
