What is GEA?
Gross External Measurement to of the building externally at each floor level.
What does GEA include?
Includes : Perimeter walls Areas occupied by internal walls Areas of headroom less than 1.5m Columns, Piers, chimney breasts
What does GEA Exclude?
Excludes: External Open Sided Balconies Canopies Covered fire escapes and way Greenhouses and Garden Sheds.
When would you use GEA?
For Town Planning or Council Tax Rating
What is GIA?

What is NIA?
Net internal area is the useable space measured to the internal face of perimeter walls at each floor level.
What does NIA include?
Ramps and sloping floors within usual areas
Kitchens
Built in Cupboards
Areas occupied by ventilation and heating grilles
What does NIA Exclude?
Communal areas Circulation areas Toilets and cleaners stores Stairwells, lifts and lobbies Areas with headroom less than 1.5m

What is an office building measurement based on?
IPMS 2 for Office
What is IPMS 1?
sum of each floor level measured externally to the outer perimeter of construction features.
What is included within IPMS 1?
Included: External perimeter walls.
Measured by stated separately: Balconies, Covered walkways, accessible roof tops.
What is excluded in IPMS 1?
Open lightwells, refuse areas, external stairways.
What is IPMS 2?
sum of each floor area measured to the internal dominant face.
What is the internal dominant face?
area of 50% or more of a vertical surface forming an internal wall area.
When would IPMS 2 be used?
Reinstatement cost for offices. Valuation of Offices.
What is included within IPMS 2?
areas of internal walls and columns. Measured but stated separately - balconies, covered walkways and accessible roof tops.
What is excluded of IPMS 2?
open lightwells, external stairways, refuse areas.
What is IPMS 3?
sum of the floor area in exclusive use by occupier.
What is included in IPMS 3?
Measurement of the internal floor area in exclusive use. Walls in common should be measured to the centre point. Balconies, accessible rooftops (in sole use) to be measured by stated separately.
What is excluded from IPMS 3?
Areas in shared occupation, cleaners stores, toilets.
What new rules does IPMS impose?
No exclusions for height.
