What is the RICS Professional Statement: RICS Property Measurement 2018

- Perimeter of the measurements are taken to the internal dominant face.
- no exclusions for restricted height of 1.5m
- All columns are included.
- Terraces and balconies included but measured separately.
What does the RICS code of measuring 2015 practice provide?

What are the bases of measurement advises by the Code of Measuring Practice 2015? And what are they used for
GEA - used for town planning, council tax and buiding cost estimates.
GIA - estate agency, rating, industrial warehouses.
NIA - shops and offices.
What is included and excluded in GEA?
Includes:
- everything outside the main envelope of the building.
- Atrium
- Internal balconies
- Loading bays
- Garages
- Conservatories
Excludes:
- canopies
- roof terraces
- open-sided balconies
- fire escapes
What is included
and excluded in GIA measurements?
includes for industrial:
- columns
-Lift wells - mezzanines with permanent access
- loading bays
excludes:
- fire escapes
- canopies.
Ancillary offices measured GIA.
What is included and excluded for NIA offices?
Included:
- atria where there is a clear height above doors
-notional lift lobbies and fire corridors
-kitchens
- built in cupboards
- areas occupied by non structural walls.
Excluded:
toilets
- plant and lift rooms
- stairwells
- meter and service cupboards
- areas less than 1.5m
- permanent circulation areas.
- measurements should be taken to the glazing for full height glazing.
What is the meaning of net frontage?
the overall frontage of the shop line measured between the internal face and external walls.
What types of measurement tools are there?
- tape
- rod
- trundle wheel
- laser (accurate up to 1.5mm up to 200m) (can be distorted by sunlight)
- desktop software
- all tools should be checked against known distances.
- lasers should be calibrated annually by manufacturers.
How do you convert sq m into sq ft?
