What is the general difference between IPMS 1,2 and 3?
IPMS 1- measures the external area of the property
IPMS 2 - measures the internal area of the property
IPMS 3 - measures the specific internal area of a property

With the aim to avoid current inconsistencies of measurement in different countries.
Why did you use a disto?
It is more accurate and efficient than a tape measure.

Using promap which maps out the land registry title onto an OS map.
What was the recent document released by the IPMS board?
IPMS all building was published in January 2023 however it has not yet been adopted.

Has IPMS implementation gone well?
No the industry standard is still the code of measurement practice.
What are the major differences between IPMS 3 and NIA
IPMS now measures to the internal dominant face and in a multi let scenario the driving wall is included in the floor area.

No I would measure on a dual basis due to the comparable evidence being measured in accordance with the code of measurement practice

The IPMS measurement will always be larger as it includes columns and pillars as well as areas with restricted head room and measures to the internal dominate face

It is the area in exclusive occupation including internal walls and pillars
What is IPMS 3C?
The area in exclusive occupation excluding internal walls and pillars
What is IPMS 3A?
External measurement of an area in exclusive occupation
What is internal eaves height?
The clear higher between the floor and lowest point on the underside of a roof
What is site depth?
The measurement from the front to rear boundaries
What is shop depth?
The measurement from the notional display window to the rear of the retail area, including the thickness of the display window
What is build depth?
The maximum external measurement from front to rear external walls
What is gross frontage?
The overall external measurement in a straight line across the front of the building from the outside of the external walls or centre line of the party walls
What is the net frontage?
The overall frontage of the shop line measured between the internal face of the external walls
How are industrial/ retail warehouses measured?
Gross Internal Area
Including: lifts, mezzanine with permanent access and loading bays
Excluding: canopies, fire escapes and covered ways
Ancillary offices are measured GIA
How are shops measured?
NIA - Net Internal Area
What is excluded when measuring an office with NIA?
WC’s
Plant and Stairwells
Service cupboards
Areas with restricted head height
Cleaners room
Permanent circulation areas
What is a plot ratio?
The ratio between the size of the site and the building footprint - also known as site coverage
What are the commonly used scales?
1:50 room plan
1:100 building plan
1:1250 location/ street O’Kane’s
1:2500 location plan
1:50000 road/walking plan
What is the downside of using a disto?
Bright light can distort the measurement and is accurate to 1.5mm over 200m
What software do you use when measuring land?
Promap
How do you ensure accuracy of your measuring equipment?
I check them against a known measurement and then send them off to be recalibrated every 12 months
What is a known measurement?
A typical door frame width is 76.2cm
