if the windows height is more than 50% of the floor to ceiling height you measure to the glazing line
if the windows are less than 50% of the floor to ceiling height how do you measure?
you would measure to the wall line
how would you do this in practice with lots of windows?
you would split the building up into lots of vertical sections
if the window is exactly 50% of the height of the building then you measure to the wall line
what does IPMS 3 represent?
Area occupied solely by one tenant, measured to the internal dominant face.
Including:
-Columns
-Solely occupied balconies
-Areas under 1.5 metres, listed separately as limited use areas.

how did you measure the land?
measured it using the lease plan, and then made reference points, bought a trundle wheel to site with a senior surveyor and marked it up, then spraypainted.
What is the tolerance on measurement?
+/- 25mm on a 1:100 plan

floor plan 1:100 or 1:50

what is IPMS 2?
The area of a building measured to the internal dominant face on a component by component floor by floor basis
what is ipms 3?
the area of a exclusively occupied space, measured to the internal dominant face.
Excludes standard facilities

Measure to half of partition wall also.
