how do you know if something is a solid brick wall?
the presence of headers and stretchers
how can you tell if something is a cavity wall?
it only has stretchers, may see weep holes or vents. Two layers tied together with metal ties.

long side of brick
what is efflorescence?
white marks on bricks caused by water reacting with salts in the brick.

damage to the brick due to freeze thaw weathering

deleterious materials DEGRADE with age and can cause structural problems.

what is Japanese knotweed?
invasive plant that can damage tarmac and cement.
invasive, and has to be removed by a specialist company.
some lenders will refuse to lend.
what does Japanese knotweed look like?
green plant with hollow purple stem and white flowers.
when inspecting a site when could you spot Japanese knotweed?
spring it grows and summer months it flowers.
where can you commonly find Japanese knotweed?
near railway lines as Network Rail planted it as they thought it helped with stability of banks.

what is shell and core fit out?
shell and core is when toilets, stair wells and communal serviced areas are finished. Office or main accommodation not fit out.
What is Category A fit out? And what is Cat B fit our
Category A would include suspended ceilings, carpets, internal services along with basic electrical services.
Category B would be fit to occupiers requirement.
what would you do if a site was contaminated?
Recommend a specialist report to be undertaken.
What is the difference between inherent and latent defect?
Inherent is something in the building fabric, will have been there since construction.
Latent - a fault that isn’t able to be discovered even by a reasonably thorough inspection.
What is snagging in a newly built property?
allows one to check for defects that can be highlighted to the developer and claimed under warranty.

what is subsidence?
when a wall sinks due to the foundation sinking. This is usually caused by compaction of the underlying soil.

how do you know if a hard hat is still able to be used?

- water marks rising 1.5 metres, musty smell, dark blotches
What is wet rot
wet rot is caused by wood being constantly damp. Ie leaking shower. Fungus grows and wood rots.
Dry rot
Caused by fungal attack of wood.
how would you spot dry rot?
if a wooden floor was bouncy. Or if something was rotten looking or not wet.
