Maintenance and Commissioning Flashcards
Repair equipment on failure is what kind of maintenance strategy?
Reactive or unscheduled
Routine maintenance is what kind of maintenance?
Routine maintenance
Using technology to predict failures before that happen
Predictive maintenance
What kind of maintenance can detect bad connections in electrical infrastructure, signs of impending malfunctions, malfunctioning steam traps, damaged insulation in building envelope
Infrared analysis (thermography)
Anomalies from bad electrical infrastructure can be from these 5 things. Diagnose with vibration signatures or observations over time
loose connections, dirt, damaged parts, phase or other imbalances, overloaded neutrals
this measures vibration signatures of machinery to find:
bad bearings and/or gears, poor alignment or balance, and loose machine mountings
can you help identify if a motor is securely fastened to the floor
vibration analysis
This measure can be analyzed for wear and tear on processes, bearings, gears, etc.

Lubricant (oil) analysis
This analysis can identify problems before they cause downtime
Baseline and Trend analysis
This process focuses on verifying and documenting that all of the commissioned systems and assemblies are planned, designed, installed, tested, operated, and maintained to to meet the owner’s project requirements
commissioning
repeating commissioning activities when an existing building is modified, or every 3-5 years
Re-commissioning
commissioning an existing building ( that was not previously commissioned)
Retro-commissioning
Interval monitoring of building systems and parameters - usually a computer based trending - in order to detect issues in real time
Ongoing commissioning (real-time, continuous)
individual who is in charge of the Cx process and makes final recommendations to the owner regarding functional performance of the commissioned building systems
commissioning provider or commissioning authority
