Basis for zoning map.
Land Classification Map
More general than land use plan. Divides planning jurisdiction into different classes ( i.e. residential, commercial, industrial, agriculture, water, wetland).

Use contour lines to portray the shape and elevation of land.
Soil map
Shows different types of soil. Useful in locating quality farmland.
Flood maps
FEMA insurance rate maps show land with at least 1% change of flooding any given year.

Floor Area Ratio - ratio of permitted floor area of a building in relation to the lot. Density bonuses = increase in FAR.
