Subdivision regulations
Control manner in which block of land of a certain size can be converted into building lots.
Zoning
Specify what can be constructed and what uses are allowed.
Floor Area Ratio
Ratio of amount of floor space on parcel to amount of land on a parcel. (i.e. FAR of 3 could be 3 stores or could be 6 stories on half lot)
Variance
Granted because of specific physical characteristics of parcel.
Conditional Use Permit/Special use Permit
Allows land uses in zones where that use is not currently allowed.
Overlay Zone
Allows community’s functional concerns to cut through zoning. Additional specifications for development in that area.
Floating Zone
Delineates conditions that must be met before zoning district can be approved for existing piece of land (i.e. PUD). PUD as concept floating and then attach it to land.
Form Based Code
Focus on form of built environment and use incorporated too but not the main driver. Community-based. Uses 1. Building form standards. 2. Public space standards 3. Regulating plan
Transect
Subcategory of form-based code. Different transects from rural to urban.
Smart Code
Form based code that is transect based.
Performance Zoning
Performance standards regulate development. Must achieve goals. Ends rather than means. (i.e. no negative impact on watershed) . Not very common.
Rezone for non-conformity.
Change the zoning to match nonconforming structures, sanction benign nonconformities or phase out detrimental nonconformities.
