Probing Questions – Upgrade

A

What happens if this home does not sell in 90 days, what are you going to do?
What happens if you have to close on the new home before you sell this home?
If you have to close on your new home before this one is sold, who will pay for the interim financing?
How long can you carry two payments? (One guy said 27 minutes!)
In addition to money, are there any other problems or inconveniences you could have if this home does not sell within the next 90 days?
What is your ‘sweat date’?

A

Are you the executor, or personal rep?
Who has the authority to sign a listing?
How many heirs are there?
How many have to approve the sale?
If any heirs will be out of town, can you obtain power of attorney?
How soon do you want to have this home sold?
Does the home represent a large or small part of the whole estate?

A

What happens if the home does not sell in 90 days, what are you going to do?
Is the sale of this home holding up settlement of any other part of the estate?
Is there an attorney involved?
Does the attorney have a vested interest in the house not selling quickly?
If the house takes longer to sell, will you have to pay extra insurance, utilities and taxes?
In addition to money, are there any other problems or inconveniences you could have if this home does not sell within the next 90 days?
What is your ‘sweat date’?
