Intertec™ Preparing A Home For Showing Flashcards
Would You Be Offended
Would you be offended if I suggested that you spend a bit of money in order to get more money … a quicker sale … and fewer problems?
I Know You Are Busy
I know you are busy and have other things to do, but here’s what I have in mind …
(Suggest they engage a local cleaning service or a professional staging person to prepare the home for showing. Recommend a source or suggest they give their cleaning service your Checklist as a guide.)
Grass, Weeds and Shrubs
Can also be used as alternate to closet example in Listing Presentation, page10.
I take Mr. & Mrs. Buyer in my car and drive them out to look at a home. As we pull up in front of the home, Mr. Buyer says, “I don’t like it. I don’t want to waste time looking at it.” And all that’s wrong is … the grass hasn’t been cut, there are weeds in the garden, and the shrubs haven’t been trimmed. Can you see that kind of thing happening?
Buying is Emotional
Buying a home is an emotional situation, would you agree with that?
People Pay More
People pay more for homes that are bright and shiny, clean and decluttered.
Paint is Worth
Paint is worth $20 in the can and $2,000 on the house.
No Second Chance
We never get a second chance … to make a good … first… impression, would you agree with that?
Six Choice Decisions – Showability
Agents look for homes they think their prospective buyers will buy. Let’s see what happens when they see a house that needs fixing up and de-cluttering … or one that shows really well.
(Using Presentation Visual, point to each home and say)
Shows well … Shows well … Shows well … Shows well … Shows well … Needs help.
Which one will get the least showings?
Shows well … Shows well … Shows well … Shows well … Shows well … Wow! Look at this!
Which one will get the most showings?
Get Showable And Stay Showable
To get the most money … the quickest sale … and the fewest problems, we have to get showable and stay showable.
Live v. Sell
The way you live in a home and the way you sell a home are two different things.
