Give me an example of where you have recognised your limitations of your knowledge and sought external specialist advice?

A

During an inspection i noticed the property has signs of cracking and seemed to be subsidence. I was unable to comment as this was out of my scope of experience, i seeked advice from a senior surveyor.

i would record and photograph the defect
and if competent i would advise the client or if not i would recommend them to seek specialist advice

A

Prior to inspecting i carried out my desk based research then i contacted the agent to arrange an inspection. I then ensured i updated my calander to say where i am going, what time my inspection is, who i am meeting.

Aylesbury – what was the purpose of the inspections?

A
  • I externally inspected over 1000 Service Family Accommodation properties.
  • I liaised with the client and site management and utilised internal records to idenitfy zones of identical properties.
  • I marked the properties that were vacant and therefore available for an internal inspection
  • I then selected a representative sample of beacon property to internally inspect and value
  • I ensured that I confirmed with the client that the properties within each zone were of the same condition and fit out before valuing them and applying to the other identical houses.

  • A beacon is a classification of a property type and is used to put different types of properties in different groups for bulk valuations

All the properties were constructed in a basic condition which was in reasonable condition.

A

I looked at my zones and I first looked at which proeprties were vacant and I ensured that I got a full sample for the different range of properties.
