Talk to me about the drainage disrepair at Raynham Road
I attended site and noted sunken and blocked drainage in their demised service yard. Also mould and moss growing on the downpipes, suggesting there has been no downpipe maintenance.
Are you competent to assess the disrepair at Raynham Road?
Depends on the extent of the disrepair, in this scenario, yes as it was evident that the basic repairs and maintenance required was not being undertaken.
What was wrong with the drainage at Raynham Road
Drainage in service yard was sunken and not clearing surface water effectively. Downpipes had moss/mould growing suggesting it was blocked

How long did you give for the tenant to complete the repairs at Raynham Road?
A reasonable amount of time – 2 months. I understand that if a S.146 notice was to be served, slightly longer notice may be required.

Roughly 3 weeks – I attended to assess after 5 weeks and it was clear the works had been done to a good standard.
Did the tenant attempt to dispute anything at Raynham Road in terms of repairs?
No as I supplied relevant lease clause the tenant could not argue.
How did you ensure clear and transparent communication at Raynham Road ?
When on site initially, I spoke with the tenant, following up with an email citing the relevant lease clause, and also a formal letter.
Do you have an idea of the cost required to repair the drainage at Raynham Road?
No I did not request this from the tenant. If I was to estimate I would say roughly £3,000.
What’s the issue with cars parking illegally on site?
H&S issue
Reduced attractiveness of site and can harm landlords interest
Can be a nuisance to other tenants and their customers
Did any tenants respond to you following your email to them about the illegally parked cars at Bourne?
We had tenants responding claiming that it was not them doing the illegal parking and also stating that it was affecting their businesses as deliveries would struggle with large lorries.
Were any tenants complaining about the illegally parked cars at Bourne?
Yes we had tenants complain that delivery trucks would struggle to deliver due to cars parked illegally on the curbs
Was introducing parking enforcement not penalizing other tenants on the estate?
No as if tenants park legally, they would not receive any tickets. Introducing parking enforcement to site would benefit all tenants as it improves the quality of site and therefore improves their business.
