What are inclusive environments?
Environments designed so people with differing and diverse needs can use the space.
Who is responsible for ensuring an environment is inclusive?
The property holder. Landlords should look to ensure a vacant property is compliant. Tenants should do so throughout their tenure.
What factors should an inclusive space consider?
Mental health, disability, religion etc.
Are there any accreditations or building standards that relate to inclusive environments?
WELL building standard. Aim to promote buildings that help mental well being, accessibility and inclusion.
What regulation is there in relation to inclusive environments?
Building regulations, Equality Act 2010, Health and Safety Act 1974
What are the benefits of inclusive environments to a business?
Diverse workforce, happier workforce, talent acquisition / retention
What are the key elements of the Equality Act 2010?
It introduces the 9 protected characteristics. These include, sex, sexual orientation, gender, marriage, religion, race, disability, age pregnancy
What section of the Equality Act 2010 would you say is most relevant to the property industry?
Disability as this governs disabled people having the ability to access property. Unlawful to discriminate. Required to make adjustments. Covered under building regs.
What power do building regs / the Equality Act 2010 give landlords?
The power to make alterations or alternative access to allow for sufficient disabled facilities, where reasonable.
What factors are considered in reasonable adjustments?
Cost, practicality, alternatives.
Why must buildings be made inclusive?
Legislative requirement to make buildings usable and inclusive for all, regardless of disability. Equality Act 2010 and Building Regs: Part E.
