at least 6 months of a yearly periodic tenancy and must be 52 qwwka or 12 months of the tenancy

capital value= income x yield
What yield would you use if theere was likelihood you could get vacant possession

YP and then on the capital and then rent in two uears yp in perprtuity deferred at 2 years at 2%
What valuation method would you use or FBT
First need to work out value of term. Current rent by years purchase for th remaining of the term. That gets the capital value of the term. Then work out the value of reversion which is vacan possession value by present value of £1. You use the same percentage - this is the capital value f revesion and you then add thm together
What are the factors you would consider in an insurance valuation
Establishing the nauture and extent of buildings, idnetifying method of construction adn materials, extent the building is destroyed requirements/palnning requirements of the buildingm assessing an appropriate building cost, allowances for demolition where exisitng building included, VAT and fees
