What is asbestos?
It is a naturally occurring fibrous mineral found in rocks and soil. It’s fibrous strength and heat resistant is why it was so widely used in building materials.
It has been banned in the UK since 1999.
What are the different types of asbestos survey?
- Management Survey - manage asbestos-containing materials (ACMs) during the normal occupation of the premises
- Refurbishment/demolition survey - where the premises, or part of it, needs refurbished or demolished
What are the 3 most common types of asbestos?
- Crocidolite (blue one and the most dangerous, straight)
- Amosite (brown one, second deadliest)
- Chrysotile (White, most common, long curly)
What are the CDM regulations and why are the important?
CDM aims to improve health & safety by sensibly planning the works that the risk involved are managed throughout the process and have the right people involved at each point in time.
What are the key principles under CDM 2015 regulations?
Construction (Design & Management) Regs 2015
- Ensure client, designers, contractors and others consider the H&S of those constructing, maintaining and demolishing works.
- Places statutory duties on clients, PD, designers and contractors to plan, manage and coordinate H&S throughout the project.
- Improve safety on site through design, planning and management.
What is your role under the CDM regs?
Designer
Provide information to assist the other parties in the team fulfil their duties.
Help to ensure design is safe, fit-for-purpose and can be constructed and maintained safely.
What is the client’s responsibility under CDM?
Make suitable arrangements for managing the project, including the allocation of sufficient time and other resources.

What is the Building Safety Act 2022?
Introduced to reform building safety legislation in response to Grenfell.
- Enhanced safety measures: new regime for higher’risk buildings (at least 18m high or at least 7 storeys and 2 or more residential units)
- New regulatory bodies: Building Safety Regulator (high-rise), National Regulator of Construction Products & New Homes Ombudsman
- Competence & Accountability: Improve competence of those responsible for overseeing, managing and delivering works to high-risk buildings

Under the CDM regulations who is responsible for ensuring that the all pre-construction information has been issued to all designers/contractor appointed?

Can you outline some of the key duties of a principal designer in relation to health and safety at the pre-construction phase?
1) Plan, manage, monitor and coordinate health and safety in the pre-construction phase. In doing so they must take account of relevant information (such as an existing health and safety file) that might affect design work carried out both before and after the construction phase has started
2) Help and advise the client in bringing together pre-construction information, and provide the information designers and contractors need to carry out their duties
3) Work with any other designers on the project to eliminate foreseeable health and safety risks to anyone affected by the work and, where that is not possible, take steps to reduce or control those risks
4) Ensure that everyone involved in the pre-construction phase communicates and cooperates, coordinating their work wherever required
5) Liaise with the principal contractor, keeping them informed of any risks that need to be controlled during the construction phase
