Please can you outline a risk assessment?
Firstly, I would identify the hazard
Identify those at risk
Evaluate risk
record the findings
review the risk regularly
Advise those of the precautions to minimise or eliminate the risk
Please describe to me what a hazard and risk are
A hazard is something that has potential to cause harm, for example, a wet floor.
A risk is the likelihood that someone will be hard, like slipping on the wet floor.
PPE at work regulations 2022
States that employers have a duty to ensure a provision of appropriate PPE
What is the RICS Safe Person Concept?
It means that you are responsible for yourself, colleagues and others health and safety whilst at work
What do you do when you are going to go on an inspection with no colleages?
I firstly would put the appointment in my diary so that people could see what address I was going to and when and asses whether it was safe to go on my own
I would then ensure my mobile phone is fully charged, and text my manager to say that I had left my desk and was on my way to the inspection. I would start the stay safe app start button.
If appropriate I would wear the necessary PPE.
I would text my manager when I have safely left the site. And press the stop button on the stay safe app.

Review of building regs and fire safety by the gov in Jul’17 following Grenfell.
Led by Dame Judith Hackitt.
Purpose was to make recs that ensure sufficient robust regulatory system for the future.
Tell me about the building safety act 2022
Legislation intended to enhance regulations for building safety and ensure residents have a stronger voice in safety in buildings.
It implements elements of the Hackitt review recs.
When was the Building Safety Act 2022 implemented?
April 2022 however, the vast majority of its provisions wont come into force for 12-18 months after.
What cladding has been banned?
Combusitble cladding on residential buildings over 18 meters tall
What helps leaseholders in buildings?
Reform of the External Wall Fire Review process and the use of EWS1 forms for buildings with cladding
What is asbestos?
Insulating material which can detrimental to your health and can cause fatal diseases
What should you do if you come across asbestos?
I am not that familiar with asbestos but I am aware that if it has been disturbed then you must vacate the building immediately and that anyone else in the vicinity must also vacate.
All buildings pre 1999 must have an asbestos register stating that the building is safe
