What is the difference between a Project Brief & a Development Brief?
Development brief is to stimulate interest in a development highlighting a development’s overall principles, whereas a project brief is to influence the form that a desired development will take place
Both provide a framework for developers in the conception of major types of development schemes
What are some features of a development brief?
- Prepared prior to planning application being submitted (Stage 0 / Stage 1)
- Consist of detailed site analysis, establishing development principles + an urban design framework
- Establish what development should achieve for a given location (often include a masterplan)
What are some features of a project brief?
- Usually prepared once DB has become sufficiently advanced to enable design and other professionals to commence work on their aspects of the scheme
- An important document upon which the design of the scheme will be based
- Professionals, such as architects, engineers and cost consultants can progress design using PB
- Will provide the following info; Time, Budget + Quality Expectations, Site Info + Constraints, Planning Constraints

SSS - What are site’s key principles?
Vision: To create a place full of life in Central London’s new green heart. A vibrant, established neighbourhood where everybody loves to belong
Social Value - client highlighted requirement to create £250m worldwide. Elephant Park allocated portion of this. And therefore wider goals for EP had a strong focus on social value creation.
SSS - How do you calculate Social Value?
Social return on investment (SROI) is a method for measuring values that are not traditionally reflected in financial statements, including social, economic, and environmental factors.
Assigning a dollar value to the social impact
SSS - What were included in Southwark’s Education Initiatives?
Southwark’s Skills Strategy which encourages Learners to continue to develop their skills to progress in to better jobs and increase their earnings and Employers to take a leading role in shaping a local skills offer that meets the needs of the workforce
SSS - How did you development brief align with Southwark’s Education Initiatives?
Brief contained details to include community gardens, where my client would put on gardening lessons for those in the local area alongside a garden store who were a tenant within one of their retail units.
Also there was a space designation within the brief for a book exchange area, with a library of books that can be read and swapped. The space would be covered to allow people to use the area to read aswell. The area was close to the local library, and so the development brief proposed connecting with the library to allow them to use the space for lessons
SSS - from the community manager what were the needs of the residents?
Request to have more spaces for them to eat lunch outside

SSS - What were the key principles in your produced brief?
- Build & add to the network of related spaces of landscaping throughout Elephant Park;
- Be a physical location that can be used by my client for Social Value generation
- Demonstrate how Elephant Park is leading the way in delivering liveable and sustainable public realm that promotes wellbeing & biodiversity
Euston OSD - What is the London View Management Framework
Supplementary planning guidance following from policies 7.11 and 7.12 in the London Plan
It seeks to designate, protect and manage twenty seven views of London and some of its major landmarks.
Split into London Panoramas (Primrose Hill - 4and Parliament View - 2 ), Linear Views (King Henry VIII’s Mound to St Paul’s), River Prospects (Lambeth Bridge) and Townscape Views (Serpentine)
Euston OSD - What is included in each Protected Vista?
Red Landmark Viewing Corridor - Development in this viewing corridor is unlikely to get approval
Yellow Wider Setting Consultation Area - Areas that still impact the protected vista, but subject to consultattion
Euston OSD - What is comprehensive development?
In context of Euston it was ensuring that we could maximise the developable area, and ensuring that where appropriate high density development is planned to ensure the viability of the scheme to allow for as much open public realm as possible
Garden - What was the purpose of the Development Brief?
To demonstrate its business case for installation of the garden
Garden - What are the long term aspirations for Stratford?
- Lease out the buildings, whilst becoming a great place to work
- Become a powerhouse of culture and learning unlike anything else in London
- Focus on climate resilience & urban biodiversity
- Engage with local education providers
