What is the difference between a Project Brief & a Development Brief?

A

Development brief is to stimulate interest in a development highlighting a development’s overall principles, whereas a project brief is to influence the form that a desired development will take place

Both provide a framework for developers in the conception of major types of development schemes

What are some features of a development brief?

A
  • Prepared prior to planning application being submitted (Stage 0 / Stage 1)
  • Consist of detailed site analysis, establishing development principles + an urban design framework
  • Establish what development should achieve for a given location (often include a masterplan)

What are some features of a project brief?

A
  • Usually prepared once DB has become sufficiently advanced to enable design and other professionals to commence work on their aspects of the scheme
  • An important document upon which the design of the scheme will be based
  • Professionals, such as architects, engineers and cost consultants can progress design using PB
  • Will provide the following info; Time, Budget + Quality Expectations, Site Info + Constraints, Planning Constraints

A

Vision: To create a place full of life in Central London’s new green heart. A vibrant, established neighbourhood where everybody loves to belong

Social Value - client highlighted requirement to create £250m worldwide. Elephant Park allocated portion of this. And therefore wider goals for EP had a strong focus on social value creation.

SSS - How did you development brief align with Southwark’s Education Initiatives?

A

Brief contained details to include community gardens, where my client would put on gardening lessons for those in the local area alongside a garden store who were a tenant within one of their retail units.

Also there was a space designation within the brief for a book exchange area, with a library of books that can be read and swapped. The space would be covered to allow people to use the area to read aswell. The area was close to the local library, and so the development brief proposed connecting with the library to allow them to use the space for lessons

Euston OSD - What is the London View Management Framework

A

Supplementary planning guidance following from policies 7.11 and 7.12 in the London Plan

It seeks to designate, protect and manage twenty seven views of London and some of its major landmarks.

Split into London Panoramas (Primrose Hill - 4and Parliament View - 2 ), Linear Views (King Henry VIII’s Mound to St Paul’s), River Prospects (Lambeth Bridge) and Townscape Views (Serpentine)
