  • Definition of HRBs (Higher Risk Buildings) - at least 7storeys or 18m in height and has 2 or more occupants.
  • Golden thread - requirement for clear and accurate data ensuring evidence is shown where buildings meet regulation standards.
  • Must register this with a Building Safety Regulator by Oct 1st 23
  • S156 of the Fire Safety Order amendments to the Reform order 2005 to improve fire safety in all buildings regulated by the FSO.

What is the current reform you reference regarding the landlord and tenant act?

  • Renter reform Bill - it outlines plans to end the use of rent review clauses, preventing tenants from being locked into automatic rent increases. However, landlords will be allowed to raise rents once a year in line with market rent but must issue 2 months notice.
  • Tenants are given more rights to keep pets in properties.
  • ALL ASTs will move into a periodic tenancies
  • s.21 evictions to be abolished.
  • The bill is expected to come into effect prior to the next election.
