- Whole life carbon assessment standard - this offers a solution to measure embodied and operational carbon in new buildings and retrofit.
What are the common defects you see in a residential multifamily site?

My understanding of decarbonisation, which is the reduction of Co2 emissions through the use of low power sources
- increased my awareness of how far away we are from achieving net zero targets.
What are the decarbonisation methods you refer to?
- implementation of PV panels
- Air source heat pumps
- Alternative fuels
- Sustainable working practices
What was discussed during your presentation on valuation methodology in the living sector?
- Gross to net efficiencies - what is industry standard in terms of what makes up the operational expenditure. Movement away from a blanket 25% assumption and looking at things at asset level.
Can you tell us about what you learned form the secondary legislation podcast? (14/11/23)
- Definition of HRBs (Higher Risk Buildings) - at least 7storeys or 18m in height and has 2 or more occupants.
- Golden thread - requirement for clear and accurate data ensuring evidence is shown where buildings meet regulation standards.
- Must register this with a Building Safety Regulator by Oct 1st 23
- S156 of the Fire Safety Order amendments to the Reform order 2005 to improve fire safety in all buildings regulated by the FSO.
What is the current reform you reference regarding the landlord and tenant act?
- Renter reform Bill - it outlines plans to end the use of rent review clauses, preventing tenants from being locked into automatic rent increases. However, landlords will be allowed to raise rents once a year in line with market rent but must issue 2 months notice.
- Tenants are given more rights to keep pets in properties.
- ALL ASTs will move into a periodic tenancies
- s.21 evictions to be abolished.
- The bill is expected to come into effect prior to the next election.
What are ways you would optimise a financial model?
- Error checks
- Macros to automate processes
- Formulas to limit manual entry.
How would you explain a sublease structure acquisition?
The developer will be issued a development lease from the freeholder and be able to issue a sub lease to another purchaser (PRS) at GB stage. The freehold will then be drawn down from the freeholder at completion of units.
PERE Net zero strategies - What are the main challenges regions are facing when targeting net zero.
- Finding the balance between omitting carbon and reducing carbon
- Defining what the net zero target is for a specific asset - ISO standards provide a global definition
- Market differences and emphasis’ across regions.

- We have regular fire drill practices
- We must utilise all fire exit doors and meet outside in a safe place

Unless a standardised reporting measure is in such as BREEAM, it is difficult to compare.
