I realise in line with the rules of conduct I had to provide the best quality service.
Their objectives were to achieve certainty of sale and best price and I gaged their expectations on price.
I reviewed vacant possession comparables for secondary offices in the midlands. I discovered that they were low on a rate psf that those properties that had transacted which were let.
I spoke to the client on the phone and I suggested to the client that the property would achieve more if let than at auction.
I then followed up via email.
